EB-5 Project Reaches 88% Completion: Healdsburg Vineyard Hotel by Appellation Hotels

The Healdsburg Vineyard Hotel by Appellation Hotels, an EB-5 investment project by Golden Gate Global, has reached a significant milestone, with 88% of construction now completed. Alongside this progress, the project has also achieved a major regulatory success. The U.S. Citizenship and Immigration Services (USCIS) has officially approved the project’s I-956F exemplar application. This confirms its status as a fully compliant EB-5 offering.

Steady Construction Progress

Construction at the 8-acre site in California’s Wine Country has moved forward efficiently. Key milestones at the end of April 2025 include:

• Structural Progress: Site walls are nearly finished, with most masonry block walls installed and interior steel and wood screens already in place.
• Hardscaping: Concrete flatwork has been poured throughout most of the property. Walkways to all buildings are installed, and pavers are now in place site-wide.
• Landscaping: Work on landscaping has officially begun, adding a finishing touch to the outdoor environment.
• Amenity Development: Pool decks have been poured.
• Exterior Completion: Roofing, windows, siding, and masonry veneer work are all complete.
• Interior Progress: Many key interior construction phases are complete, including mechanical, plumbing, HVAC ducting, electrical, and fire sprinkler rough-ins, as well as ceiling framing on the first floor, extensive drywall installation, and the placement of elevators and stairways.

These developments reflect the project’s steady construction progress and readiness for the final stages of completion anticipated by year-end 2025.

Construction is anticipated to be completed by the end of 2025, and a temporary certificate of Occupancy (TCO) is expected in the fourth quarter. Once completed, the hotel will offer 108 luxury accommodations, including 99 rooms and 9 suites. It will feature premium amenities and serve visitors to four prestigious wine regions: Alexander Valley, Chalk Hill, Dry Creek Valley, and Russian River Valley.
