Golden Gate Global (GGG) is proud to share the EB-5 story of one of our earliest investors in the Fund 11 – The Emerald Project. Vikram P. has successfully filed his I-829 petition, which is currently pending, and has already received full repayment of the EB-5 investment.
The Emerald Project is a luxury residential high-rise featuring 262 condominium units and 3,000 square feet of ground-floor retail space. Just one block from Seattle’s iconic Pike Place Market and steps from the waterfront, the development has been recognized as one of the city’s premier residential destinations. Daniels Real Estate, Create World America, and Hong Kong Zhongji Holdings Group led the project. Daniels Real Estate, named “2019 Best Developer of the Year” by Seattle Business Magazine, is renowned for its high-quality developments and consistent delivery on project goals. The Emerald project successfully met all job creation requirements under the EB-5 program.
To offer firsthand insight into the EB-5 journey, we sat down with Vikram P., an investor in the Emerald of Seattle project, for a direct conversation. In the Q&A below, he shares his personal experience working with Golden Gate Global, receiving full repayment, and advice for future EB-5 investors.
Immigration Journey From Filing I-526E to Full Repayment
I invested in the Emerald project through Golden Gate Global, a USCIS-designated leading regional center. I’m currently a conditional permanent resident, and I recently received the full repayment of my investment. It’s an incredible feeling to reach this milestone after years of commitment and patience. I’m truly grateful that everything worked out just as expected.
Vikram’s EB-5 journey began in June 2018, when he filed an I-526E petition for the Emerald project. The petition was approved in August 2022, and by December 2022, he had received his conditional green card. After fulfilling the job-creation requirements, he submitted his I-829 petition to remove conditions in October 2024. The process concluded in May 2025, when his capital was fully repaid.
Here’s what the EB-5 process timeline looked like:
- December 2018 – I-526 Form was submitted
- August 2022 – I-526 Form was approved
- December 2022 – conditional Green card has been received
- October 2024 – Form I-829 has been filed to remove conditions from Green card
- May 2025 – EB-5 investment was fully repaid
How was Golden Gate Global involved throughout your EB-5 journey?
Golden Gate Global was with me every step of the way. From the start, their communication was clear, timely, and transparent. They provided regular updates on the project, gave insight into the immigration process, and helped manage expectations throughout. Even during the quieter periods when updates were less frequent, I still felt confident that the team was actively overseeing things behind the scenes. I never felt like I was alone in this process, and that made a huge difference.
What initially attracted you to invest with Golden Gate Global?
For me, it all came down to trust and reputation. GGG had a proven track record of successful EB-5 projects and investor repayments. Their team was professional, approachable, and clearly committed to their clients’ success, not just their own. Compared to other options I explored, GGG stood out for their transparency and integrity, which gave me the confidence to move forward.
Why did you choose the Emerald project?
The Emerald project had a strong economic foundation, a clear job creation strategy, and a conservative risk structure that aligned with what I was looking for. The location felt secure, the industry was resilient, and the exit strategy was clearly defined. The fact that GGG was involved also added a layer of reassurance for me. All of these factors combined made it feel like the right and safe choice.
How would you rate the support you received from Golden Gate Global?
Absolutely 10 out of 10. Anytime I had a question, the GGG team responded with honest and detailed answers. They guided me through the complexities of both the investment and immigration processes. Their updates were always informative and easy to understand. That kind of dependable, ongoing support is rare and incredibly valuable, especially in a process as long and high-stakes as EB-5.
What was the most challenging part of your EB-5 experience?
The hardest part was finding a regional center and project I could truly trust. With so many choices, it was difficult to sort out who was really experienced and transparent. I spent a lot of time doing due diligence, and I’m very glad I found GGG.
The other challenge was the long waiting periods during the immigration phase. There were moments of uncertainty, and it’s easy to feel anxious during those times. But knowing that GGG was consistently managing things helped me stay calm and focused.
What advice would you give to future EB-5 investors?
Take your time choosing the right regional center and project. This is more than a financial decision; it’s your future, and your family’s too. Look for a team with a solid track record of I-829 approvals and successful repayments.
Also, prepare for the long journey ahead. Patience is essential. There will be delays, but that doesn’t mean progress isn’t happening. Having a reliable and communicative partner like GGG makes all the difference. I highly recommend them to anyone considering the EB-5 path.
